The Commercial Design includes the preparation of the preliminary architecture proposal, establishes the program of areas, the preliminary studies that are required are made and the basic architectural plans are elaborated. In addition to this, preliminary construction costs can be estimated, at a conceptual level and, if required, the corresponding certifications are requested from the competent authorities.

 

Generally, a commercial premises will require an approval of Miscellaneous Plans. This type of plans carries the architecture of the project that corresponds to the plans with the architectural design of the project. Apart from the architectural design the miscellaneous plans will carry the plumbing, electrical, special systems, sprinklers, air conditioning and structure if required.

The Residential Design includes the elaboration of the preliminary architectural proposal, the program of areas is established, the preliminary studies that are required are made and the basic architectural plans are elaborated.

 

In addition to this, preliminary construction costs can be estimated, at a conceptual level and, if required, the corresponding certifications are requested from the competent authorities. After having the concept ready, we went on to develop the plans with all its structural, electrical and plumbing systems for subsequent approval at the corresponding institution.

Urban Projects

Approval of Plans, Land Use Allocation and Zoning Schemes, Earthworks and Infrastructure Plans.

The Urban Design service includes the preparation of Master Plans with their respective zoning that varies depending on the geographic location where they are located. Once the Master Plan or Master Plan is ready, a Territorial Ordinance Scheme or EOT is drawn up that allows us to request from the MIVIOT the regulations that we propose in the Conceptual Design.

Finally, when our EOT is approved, we proceed to develop the Urban Draft, in these sets of plans to our Master Plan, directions and coordinates are added and it is approved at the MIVIOT single window. And so we arrive at the last phase of Urban Design, which are the infrastructure plans, where the cuts and fills of our project are defined, the electrical, pluvial and sanitary infrastructure is developed in addition to other important aspects for an urban project. The Infrastructure Plans as well as the Preliminary Draft and Planning Scheme must be approved in the corresponding institution.
